Foundation System
Our proprietary system incorporates a footing, which in most cases is Precast per the Precast/Prestress Concrete Institute (PCI) standards. They are Modules that ship and are structurally fastened together. This excludes the on-site forming and casting of reinforced concrete performed using conventional methods. In addition, the stem wall is 48″ high, with a well-lit crawl space for maintenance needs. No venting, it’s a 100% sealed, conditioned space where all your utilities and HVAC systems live, quietly out of sight and secure. They don’t take up living space in your home. When they arrive on-site, they are installed very quickly, saving you the 45-60 day wait for the conventional forming/pour/stripping process to be completed!
Floor System
This unique proprietary system integrates Modular/Panelized planks shipped fully finished, ready for erection. Built of CFS and concrete, they are placed on our proprietary Foundation System. These systems incorporate all the interface attachments and blockouts needed for the utilities to be routed into the crawl space. Your floor can be smooth concrete, natural, or stained, if you desire. Tile, Laminate, or Carpet, can be easily added. Note: Carpet require additional installation time in the field.
Wall System
Similar to our Floor Systems, these units integrate concrete, Hardie Siding, fire-proof sheathing, or a metal Sandwich Insulated Panel (SIP), and other options include an Exterior Insulated Finishing Systems (EIFS) stucco or thin brick/stone. All window and door openings are rated for a minimum 2-hour fire resistance. Your home will not become a statistic after a wildfire, windstorm, or seismic event. Other available options include an off-grid electrical service and/or a potable water storage/delivery system. They come standard with exterior finish, insulation, all plumbing, and electrical, doors & windows, and interior finish. You can customize these panels or go with one of the available standard options and invest in other areas as desired.
Roof System
While the roof systems see the initial impact of a wildfire or windstorm, they are up to the challenges of those events. Our proprietary design of these plank Modules allows them to be set very quickly, and they have exceptional resilience to the elements and events that result in site-built home failures. Like all of our systems, they are fully finished, including the roof panels, sheathing, insulation, wiring, plumbing, and interior finishes. We can incorporate a solar power option and several different exterior finish styles, whats your preferance?

These days, many builders roll CFS on-site. However, their products are not certified by ICC ESR; therefore, you have no guarantee of quality or structural performance. PreFAB is an SSMA member, so any structural engineer can determine the application performance. We suggest that you look seriously at those providing ad hoc look-alike impostors. All of our member are permanently marked for future identification.
The Steel Framing Industry Association (SFIA) is known for its efforts to spearhead CFS nationally. Our Modules are manufactured to strictly comply with their methods and procedures. This results in a composite lateral design far superior to wood construction. Their R&D efforts are backed by the Cold-Formed Steel Engineering Institute (CFSEI) this means our systems have been developed around tried-and-true methods.
The Steel Deck Institute (SDI), is well known in the commercial marketplace, but not so much in the residential arena. Our Modules are manufactured strictly with certified deck materials. This results in a composite lateral diaphragm that wood construction can not compete with. So your building will handle any seismic event and give your peace of mind when the big one comes…
Current practices require building code compliance when constructing building foundations. There is seldom any agency, short of government/commercial projects, that mandates testing and overseeing the structural properties for site-built foundations. Our PreCAST foundations set the bar high for others. All our units are shop-certified per the Precast/Prestress Concrete Inistitute (PCI).
